Paulding County is where the ground changes. The country around Rome is limestone valley. Cross into Paulding and you are in the Piedmont: gneiss and amphibolite weathered in place into deep red clay, hills clearing a thousand feet, and water leaving in three separate directions off the ridges between them. What stands on that ground is newer than almost anything else within an hour of here. More houses have been built in this county since the turn of the century than existed in all the years before it. That one fact decides most of what a repair call in Paulding turns out to be.
Red clay that moves, and rock that does not
The soil here is saprolite, rock rotted down in place into clay that still carries the grain of the stone it came from. Clay like that swells when it takes on water and pulls back when it dries, and it does not do either evenly across one lot. A footing can have one corner bearing on firm weathered rock and the next corner sitting on clay that moves with the season. That is the mechanism behind the most common interior call in this county, which is the same crack in the same drywall corner reopening every year at roughly the same time. Filling the crack is not the repair. Getting the water off that side of the house is.
The whole county reaches its milestones together
Most of what stands in Paulding came from production builders working a small number of plans, put up in a rush that ran from the middle nineties into the late 2000s. The effect is that this county comes due all at once. Hardboard and vinyl siding hung in the same decade lets go in the same decade. Builder decks framed the same way fail at the ledger and the post bases in the same years. Windows, exterior doors and garage door trim from those years arrive at the end of their run together. When a homeowner says the house has suddenly grown a list, it usually has not grown anything. Everything on the list started its clock the same year.
No historic district, which cuts both ways
Four places in Paulding County carry a National Register listing, and not one of them is a residential district: the 1892 courthouse on the square in Dallas, the battlefield at Pickett's Mill, an 1887 farm on Smith Road out toward Hiram, and a two-room schoolhouse of 1930. The counties nearer Rome have whole streets of registered housing. Paulding has none. Old houses here are individual survivors standing among much newer building. So there is no commission to satisfy before an exterior repair, and equally there is no street of matching houses to copy a lost porch bracket or a run of molding from. It gets measured off the house it belongs to or it does not get matched at all.
Three basins, and pads that had to be cut level
Water leaves this county three ways. Most of it runs north to the Etowah by way of Pumpkinvine Creek. The far western edge is where the Tallapoosa starts. From just north of Hiram the ground tips the other way and drains toward the Chattahoochee. Ridges are what divide those, Dallas sits high on one, and Elsberry Mountain stands higher again above the town. Subdivisions on ground like that were cut and filled to make level building pads, soil taken off the uphill side and packed onto the downhill side, and fill keeps settling for years afterward. That is why so many lots here have uphill ground pushing water at the house and downhill ground the deck steps out over. Retaining walls, deck posts and crawlspace vents are where it shows first.

Paulding is at the far end of the range from Rome, and that changes how the work is scheduled rather than whether it happens. One small item on its own does not justify the drive for anybody. Grouped, it makes complete sense: the door that binds, the run of soft deck board, two rooms of drywall to patch and repaint, the gutters, the garage jamb that has gone at the bottom. Houses that all went up in the same few years tend to hand you a list like that anyway, which suits the trip.
