Emerson was surveyed in 1889 by a land company that expected factories. The plan set numbered streets running one way and streets named for other states running the other, Ohio, Michigan, Indiana, Kentucky, Tennessee, Vermont and more, and a three-story hotel with forty-eight rooms went up by the railroad for the investors who were supposed to fill it. They never arrived. The hotel is gone, the depot is gone, and the grid is still there, filling in one lot at a time ever since. That is why a single block in old Emerson can hold an 1890s frame house, a 1950s brick house and something built this century. It is also a town where the ground changes character inside the city limits: river bottom at one end, and at the other the hard sandstone and quartzite ridge the railroad had to cut through at Allatoona Pass.

The 1889 grid
Numbered streets crossing the state-name avenues, with Main Street and School Street through the middle of them. Because the lots sold slowly and separately, houses a hundred years apart in age stand side by side, and that is the whole job here in one sentence. Three in a row can mean three siding systems, three window types and three unrelated lists: wood weatherboard that wants matching and letting in on the first, soffit and wood trim on a mid-century house on the second, builder-grade doors and fresh drywall cracks on the third. The street tells you nothing. The house tells you everything, which is why work here starts with a walk around it.
The old Dixie Highway and US 41
GA 293 through Emerson is the old Dixie Highway, and it runs alongside the newer US 41. The housing on that corridor is largely mid-century roadside building, houses that faced a working highway instead of a quiet street, and two things follow from that. The front of the house takes everything, so the entry is what wears out: a storm door dragging, a threshold worn through, flattened weatherstrip, a door out of square in a frame that has been slammed for sixty years. And all the growth happened at the back, because a shallow front lot grows backward. Carports enclosed into rooms, porches turned into laundries, a den added behind the kitchen, each one framed onto the last rather than onto the original house.
Red Top Mountain Road and the Allatoona side
Southeast of town the ground climbs toward Red Top Mountain and drops into Lake Allatoona, which filled in 1950. Lots out here step down instead of sitting flat, so the built work is stairs, landings and decks in flights rather than one platform. What is specific to this end of the county is what all of that stands on. The quartzite comes close to the surface in places and lies under deep clay in others, sometimes within a single lot, so a stair or a landing can sit still for fifteen years and then start moving at one post while the rest of it stays put. That is a repair at that post and the framing around it, not a rebuild, and knowing which one you are looking at is worth the trip out before anything gets torn off.
LakePoint and the streets off Exit 285
The newest part of Emerson, out around LakePoint Parkway and the townhome and single-family streets that have gone in near the sports campus. These houses are not worn out and mostly have nothing to repair yet, so the work takes a different shape: finishing what the builder left. Shelving and closet build-outs, blinds and curtain rods fixed into studs rather than into drywall alone, a screen door, a gate, a television mounted on the wall properly the first time, trim and touch-up in rooms handed over as bare as the plans allowed. On the townhome streets the outside is generally the association's business and the inside is yours, so nearly everything there is interior finish work.
