Resaca began in 1848 as a stop on the Western and Atlantic, and it has never stopped being defined by the two lines that cross here, the track and the water. The Conasauga comes down past the town and joins the Coosawattee below it to make the Oostanaula, and the flat ground either side of that is bottom the river takes back a few feet at a time in a wet year. North and east the ground goes the other way, up into the ridges along Camp Creek where the earthworks are, and a large part of that is preserved battlefield that will never be built on. So the housing here sits in three separate situations with a hole in the middle of the map, and where a house stands settles what it needs long before its age does.

The old streets by the tracks: Walker, Church, Dixie and Baker
The town hall is on Walker Street, and the few blocks around it are the original settlement, laid out for a depot rather than for cars. Lots are small, houses face the road, and the CSX main line is close enough to be part of the day. What comes up on these streets is age rather than pattern: wood sash in frames that have shifted, weatherboard and trim in profiles no supplier stocks, porch posts and rails that want copying rather than buying, doors eased so many times the gap no longer matches on any two sides. A stock part set into an opening that was never stock shows from the sidewalk, and it goes on showing.
The bends: Tate Bend, Fite Bend and Sisson Bend
The rivers loop hard through this stretch and the roads are named for it. Inside those loops is farm bottom, and the houses on it are the most exposed to water of anything around here. When the river comes up, and the gauge at Resaca is watched for exactly that reason, the fields upstream and downstream of the US 41 crossing go under before anything else does. High water leaves a longer list behind than the waterline suggests: baseboard and the bottom foot of drywall that wicked and dried and will not hold paint, interior doors that swelled and never came back, exterior door bottoms and jamb legs, crawlspace insulation hanging down heavy with silt. Caught early most of that is finish carpentry. Left a season it is not.
Camp Creek and the battlefield ridges
North and east of town the ground rises into the ridges the fighting was over in May 1864, and much of it is protected now, several hundred acres of battlefield park along Camp Creek, plus the Confederate cemetery up US 41 at Confederate Cemetery Road. The practical effect for a homeowner is that houses here are scattered around the edges of ground nobody can build on, rather than laid out in runs, and most of them are on sloped lots with long drives. Where the fall is toward the house, the roof water and the hill water arrive at the same corner, and that corner is where the siding, the band board and the bottom course of trim go first. Gutters on the uphill side are usually carrying more than they were sized for.
The interstate side: Resaca Beach Boulevard and North Industrial
West of the old town the map changes completely. Interstate 75 comes through, truck stops sit on the frontage, and the carpet and textile plants are strung along North Industrial Boulevard. The town's present charter only dates to 1981, which means the limits were drawn around a place that had already spread itself out along the highway. Housing on this side is later housing and it comes due on a later schedule: siding pressure washed until the seams opened, garage door jambs rotted at the slab where water stands, trim on the sunny elevation cracked and repainted instead of replaced, back steps built to the house that have since pulled away from it.
