Cave Spring sits at the western end of Vann's Valley, and it is where it is because a limestone cave in the middle of town puts out two million gallons of water a day. That spring is still the town supply, piped from the cave to the houses and the storefronts, so the rock the valley is made of is also what comes out of the kitchen faucet. The houses arrived a few at a time across about seventy years, from the 1850s into the 1920s, wood frame and detached, running from the largest ones on Alabama Street down to cottages a block behind them. Nothing here was built in batches. Every piece of trim on one of these houses was made for that house, and that single fact decides how a repair gets done.

Alabama Street and the residential district
The blocks of old housing running west from the commercial row toward the depot, on the National Register since 1980. All of it is wood frame and detached, put up between about 1850 and the 1920s, and it covers the full range from the biggest houses in town down to small cottages a street over. Greek Revival beside Gothic Revival beside Italianate beside Queen Anne. The consequence for repair work is that no part on any of these houses is a stock part. Porch posts, eave brackets, window casing and weatherboard profiles were each made for the house they stand on, so a rotted piece gets copied and cut rather than ordered. The alternative is visible from the street for the next fifty years.
Rolater Park, the spring and the ground around it
The cave with its stone entrance wall, the pond the spring fills, the stone swimming pool laid out in the shape of the state, the 1851 Baptist church building, the 1910 Hearn Academy and the 1912 inn behind it all sit together in the middle of town. Two things follow from that much water. Ground near the park does not dry the way ground on a hill dries, so a crawlspace on the low side stays damp and the joist ends along an outside wall are where that shows up first. And the water itself is coming out of limestone, which means it leaves the limestone behind: scale on aerators and shower heads, scale on the glass, scale inside a valve. A fixture here can be perfectly sound and still refuse to turn, which is why a like-for-like swap solves more of these than anything done to the line behind it.
Broad Street and the commercial row
A short run of mostly single-story storefronts where US 411 and Georgia 100 cross, listed on the National Register the same year the houses were, and nearly all of it in use. The Vann Cherokee Cabin stands at 24 Broad Street, and for years it could not be seen at all, because the log building had been built into the walls of the hotel that went up around it. That is worth carrying into any older building on this street. What is behind the plaster or the paneling in a Broad Street storefront is often older and heavier than the front elevation suggests, and nothing should go through it on the assumption that it is stud and drywall.
The valley outside the city limits
Past the last streetlight the town gives way to Vann's Valley farmland, with the Alabama line about five miles west and Cedartown eleven miles down Georgia 100. Houses out here stand on their own, with outbuildings, long gutter runs, and porches and steps taking weather with nothing to shelter them. The ground is the same rock the cave is in, so the water in it travels through the rock instead of over it, and wet spots turn up where the surface gives no warning at all. A deck post or a set of step stringers set straight into that ground has a shorter life than the same wood on a ridge.
